Lower Trevorgus House (sleeps 8/10) is a four bedroomed semi- detached early Georgian stone farmhouse. Lower Trevorgus is situated in a quiet location just outside the village of St.Merryn. St.Merryn is a thriving small village which boasts some great pubs and restaurants and is central to several stunning beaches including Harlyn, Constantine, Treyarnon, Trevone and Porthcothan. It is less than a couple of miles from the Championship Golf course at Trevose. It is in a perfect location with all the interest and tranquility of the countryside but within a 10- minute drive of the picturesque harbour town of Padstow and 5 minutes to the 7 bays of the North coast.

DURING THE SUMMER HOLIDAYS LOWER TREVORGUS HOUSE (SLEEPS 8/10) AND GARDEN COTTAGE (SLEEPS 4) MUST BE BOOKED TOGETHER: This arrangement provides very flexible accommodation for 2 or 3 families or would be ideal for a family with grandparents or grown up children who could enjoy their own living space by using Garden Cottage. The large dining table in the House will seat all 14 guests. At other times of the year, the House and Garden Cottage may be booked either together or separately. Please note that the access to Garden Cottage is through the garden of the House (which Garden Cottage overlooks).

These properties provide linen and towels. Linen changed weekly. Please bring your own beach towels and cot linen.

LOWER TREVORGUS HOUSE Lower Trevorgus (see illustration & internal shots) offers light, spacious and contemporary accommodation in a traditional, appealing period property which retains much of the character of the period, including slate-flagged floors, coffered ceilings and open fire. The property has recently been tastefully refurbished, including two new bathrooms. It is well- suited to winter breaks with gas central heating. The dining room has a large, extendable dining table which will comfortably seat 14 and is ideal for dinner parties. This property has a large well established garden set around a lake and views across open countryside. There is also a pool table in one of the barns. Care must be taken with the lake, which is fenced off and out of bounds.

GARDEN COTTAGE Garden Cottage is a pretty barn conversion in the grounds of Lower Trevorgus House. Garden Cottage was completely refurbished in 2005 and provides modern accomodation with gas central heating. LOWER TREVORGUS HOUSE Downstairs: Dining room, sitting room, kitchen, WC and laundry room. First floor: 1 bunkbed room with 2 bunkbeds, 2 kingsize bedrooms, 1 with en-suite shower room & WC, 1 twin bedroom, a bathroom with bath & overhead power shower and a separate WC.

Access statement - as you arrive at the property parking is in front of the house on the gravel area. From the drive 3 steps up take you to the front door and inside. On the ground floor is the dining room, sitting room, kitchen, WC and laundry room. 12 steps take you up to a landing then down 1 small step to a twin bedroom, WC and bathroom with bath and overhead power shower. From the landing are 2 further steps up to 1 kingsize bedroom, 1 bunkbed room with 2 sets of 3ft bunkbeds that leads into the master kingsize bedroom with en- suite shower room and WC. Outside is garden furniture, a slightly sloping garden with a fenced off lake and a summer house with a pool table room.

GARDEN COTTAGE Kitchen/breakfast room, sitting room, 1 x twinroom, 1 x kingsize room, bathroom, patio area and garden. The nearest payphone, bus stop and shops are in the village of St Merryn.
